Dianne says, “The absorption rate chart helps me to show sellers a "visual" of the activity in a specific neighborhood, as compared to other subdivisions, and our entire marketplace. In a market such as this, where homes are taking much longer to sell, these are great statistics to show the sellers so that they are not getting too anxious when their house does not sell in 30-60 days. When they see an average of "10 months" supply of homes on the market for sale, then it means that in order to sell "before 10 months", they need to be very competitive with price and condition.”
